Who Grants a License: Licenses are granted by the Louisiana Real Estate Commission (“LREC”).
Qualifications to receive a License: A candidate must complete 90 clock hours of study at an LREC-approved real estate school. The pre-licensure curriculum can be completed through either an online or classroom provider. All candidates must pass a school-administered final exam, pass a state exam, be at least 18 years of age, and have graduated from high school or obtained a GED. All candidates must submit a full set of fingerprints, and pass a criminal background check. Applicants for an active license must show proof of broker sponsorship, and errors and omissions insurance. Applying for the Exams: The testing vendor for the state real estate licensing exam is PSI. Candidates should create an account, and apply to take the state exam through the PSI website scheduling page. For more information, see the Louisiana Real Estate Commission Licensing Information Bulletin.
Test Content: The Louisiana state real estate licensing exam is comprised of two separate portions: the national portion, and the state-specific portion. Five to ten questions on the test are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 180 minutes to complete both portions of the test. A passing score on the national portion is 56 (out of 80) correctly answered questions. A passing score on the state-specific portion is 40 (out of 55) correctly answered questions. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.

Upon receipt of passing score reports for both parts of the examination, the candidate will be contacted by LREC concerning the issuance of the license. For further information, contact LREC at (800) 821-4529.
Upon being contacted by LREC concerning the issuance of a license, candidates must provide LREC with the following documents: (1) completed application and application fee; and (2) a criminal background check.
Fees: LREC charges a license application fee.
Who administers the test: LREC and PSI.
Post Licensing Education: All initial licensees are required to complete 45 post-license education hours within 180 days after the initial license date.
License Renewal Requirements: A Louisiana real estate licensee must take 12 credit hours of continuing education (either online or in the classroom) from an LREC-approved provider every year.
Applicable Regulations: Real estate licensees in Louisiana are regulated under the Louisiana Revised Statutes, Title 37, Section 14, and the Louisiana Administrative Code, Title 46, Part LXVII.
