Who Grants a License: Licenses are granted by the Wyoming Real Estate Commission (“WYREC”).
Qualifications to receive a License: A candidate must complete 30 clock hours of study at a WYREC-approved real estate school, pass a school-administered final exam, and pass a state exam. All candidates must submit a full set of fingerprints, prove legal presence and pass a background check.
Applying for the Exams: Candidates should apply to take the state exam through the Applied Measurement Professionals (AMP, the testing vendor) website scheduling page. For more information, see the Wyoming Real Estate Examination Program Candidate Handbook.
Test Content: The Wyoming state real estate licensing exam is comprised of two intermixed portions, the national portion and the state-specific portion. The national and state-specific questions are intermingled, and the exam does not distinguish between question types. However, the two question types are scored separately. A passing score requires the test taker to correctly answer 70 (out of 100) national questions, and 24 (out of 32) state-specific questions. Five to ten questions disbursed throughout the exam are considered "experimental" questions and are not scored. The questions are multiple-choice, with four answer choices provided for each question. Test takers are allotted 3.5 hours to complete the entire test. The tests are presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.
The national portion of the test consists of 100 questions, and tests the candidate's knowledge of general real estate concepts, including the following subject areas:
Agency Relationships and Contracts
Real Property Ownership/Interest
Marketing Regulations (purchase and rental)
Real Estate Calculations
The state-specific portion of the test consists of 32 questions, and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:
The Real Estate Licensing Agency’s Powers
Requirements Governing the Activities of Licensees
How to Apply for the License: Candidates must provide the WYREC with the following documents: (1) completed application and application fee; (2) original Wyoming state real estate licensing exam score report(s); (3) proof of legal presence in the U.S.; and (4) certificate issued by an WYREC-approved school for completion of the 30-hour salesperson pre-licensure curriculum.
Fees: WYREC charges a license application fee.
Who administers the test: WYREC and AMP.
License Renewal Requirements – A Wyoming real estate licensee must take 45 credit hours of continuing education (either online or in the classroom) from a WYREC-approved provider every three years. Further information is provided on the WYREC.
Applicable Regulations: Real estate licensees in Wyoming are regulated under Wyoming Statutes sections 33-28-101 through 33-28-401 , and the Wyoming Administrative Code.
