New Jersey Real Estate Agent Exam

Need of a License: A real estate salesperson must be licensed by the state of New Jersey to represent clients in the sale or purchase of real estate that is located in New Jersey.

Who Grants a License:  Licenses are granted by the State of New Jersey Department of Banking and Insurance (“NJREC”).
Real Estate Agent Exam
Qualifications to receive a License:  A candidate must complete 75 clock hours of study at an NJREC-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam.  All candidates must submit a full set of fingerprints, and pass a background check.  All candidates must be at least 18 years of age, and have a high school diploma or its equivalent. For more information about qualifications, see the page titled Requirements for Licensure as a NJ Real Estate Salesperson or Broker on the NJREC website.

Applying for the Exams: Upon completion of the 75-hour pre-licensure course, the course provider electronically transmits the candidate's eligibility to PSI. Upon PSI's receipt of the eligibility information on a candidate, that candidate is deemed eligible to register for the exam. Candidates should register to take the state exam through the PSI website scheduling page. For more information, see the State of New Jersey Real Estate Candidate Information Bulletin.

Test Content:  The New Jersey state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. The questions are intermixed, and the exam does not label each question as national or state-specific. Five to ten (disbursed throughout the exam) are considered "experimental" questions and are not scored. All questions are multiple choice format with four answer choices provided for each question. Test takers are allotted 4 hours to complete each test.  A score of at least 70% (77 correct out of 110) is required to pass.  The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.

The national portion of the test consists of 80 questions, and tests the candidate's knowledge of general real estate concepts, including the following subject areas:

Property Ownership
Land Use Controls and Regulations
Valuation and Market Analysis
Financing
Laws of Agency
Mandated Disclosures
Contracts
Transfer of Title
Practice of Real Estate
Real Estate Calculations
Specialty Areas

The state-specific test consists of 30 questions, and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:

Duties and Powers of the Real Estate Commission
Licensing Requirements
Statutes and Rules Governing Licensee Activities
New Jersey Real Estate Sales Full Disclosure Act
New Jersey Law against Discrimination
Real Estate Guaranty Fund
New Jersey Real Estate Time Share Act
